Here is the thing nobody tells you when you buy the sink. A sink swap is really three jobs. There is the sink itself, the seized shutoff valves under it that should be replaced while the water is off, and the P-trap that almost never lines up with a new sink's drain. What Sink Installation Involves
Sink installation means setting and sealing the new sink, connecting the faucet and supply lines, fitting the drain assembly and P-trap, tying into the shutoff valves, and leak-testing the whole thing under real water. In an older home it usually also means replacing seized shutoffs and updating corroded drain piping. Done properly it is a plumbing job, not a drop-and-caulk.
Sink Types We Install
Not every sink installs the same way, and the type you pick changes the work under the counter
- Undermount mounts below the countertop for a clean edge, and needs proper clip or epoxy support to carry its weight against stone
- Drop-in / top-mount drops into a cutout and rests on its own rim, the most straightforward swap
- Farmhouse / apron-front exposes a deep front panel and usually requires modifying the sink-base cabinet to carry the load
- Vessel sits on top of the counter like a bowl, with a taller drain and often a wall-mount faucet
- Pedestal stands on a column in a bathroom, hiding the trap and supplies inside the pedestal
- Bar / prep is a smaller secondary sink, common in island and butler-pantry setups
An undermount or farmhouse install is genuinely different work from a drop-in, which is why the "just swap the sink" quote often misses the mark on those two.
What's Included in a Sink Installation
A proper sink installation includes setting and sealing the sink, connecting the faucet and supply lines, installing or replacing the shutoff valves, fitting the P-trap and drain assembly, and leak-testing everything under running water. In older NJ homes it usually also means replacing seized shutoff valves and updating corroded drain piping. That is the full scope, not an add-on list.
Plumbing code requires each sink to have a properly sized trap and vent to keep sewer gas out of the home (International Plumbing Code, traps and vents provisions). The trap is not decorative. It holds a water seal that blocks sewer gas from rising through the drain, and getting the trap and vent right is part of why a licensed installer matters here.

Kitchen vs. Bathroom Sink Installation
Kitchen and bathroom sinks share the basics but diverge on the connections. A kitchen sink usually ties into a garbage disposal, a dishwasher drain, and sometimes a filtered-water tap or a hot-water dispenser, so there is more under the cabinet to coordinate. A bathroom sink is a tighter job in a smaller vanity or a pedestal, where the challenge is fitting the trap and supplies into a cramped space cleanly.
Kitchen installs also carry heavier fixtures. A cast-iron or fireclay farmhouse sink can weigh a great deal more than a bathroom basin, which is exactly why the cabinet support step is not optional on those.
Coordination is the other kitchen wrinkle. On a remodel the sink often arrives with a new countertop from a fabricator and a new cabinet from a different installer, and the plumbing has to fit both. We work with the countertop template so the faucet holes, the sink cutout, and the drain location all line up, rather than showing up after the stone is set to find the trap will not fit the cabinet. Sequencing that correctly saves a return trip and a cut you cannot undo.

The Part Most People Miss. Shutoffs, Traps & Old Drains
This is where the "simple sink swap" turns into real plumbing, and it is the part budget outfits skip. Three things almost always come up in the older kitchens and baths we work in around West Orange and Montclair. First, the quarter-turn angle-stop shutoff valves under the sink are usually seized from age, and the smart move is to replace them while the water is already off, not fight a valve that won't close later. Second, the P-trap almost never lines up with a new sink's drain location, so the trap arm has to be reworked to match. Third, the old drain arm behind the trap is often corroded cast iron or galvanized in these pre-1970 homes, and it gets updated to PVC while we are in there.
Skipping the shutoff replacement is the number one reason a homeowner calls back. The sink looks fine, then a valve that would not fully close weeps behind the cabinet for weeks. We handle all three so the job is done once.
There is a fourth thing that catches people out on undermount installs specifically. An undermount hangs entirely from the underside of the countertop, so its full weight, plus a sink full of water and dishes, pulls down on that bond. It has to be carried by properly rated clips or a bead of construction epoxy rated for the stone, not by the caulk line alone. We have pulled out sinks that dropped a quarter inch away from the counter because whoever set them relied on silicone. Getting the support right the first time is the difference between a sink that lasts twenty years and one that sags in two.
